The call

Tenants had filed maintenance requests over dust settling on desks, dark smudges around the ceiling diffusers, and stale air. Building analytics also showed the three rooftop units drawing noticeably more electricity than the same period in prior years, a sign of heavy restriction in the ducts.

What the camera found

Commercial systems use large square trunks, acoustic liners, turning vanes, and built-in fire dampers, which create dead-air pockets where office dust and paper particulate settle and choke airflow. That buildup was restricting all three rooftop units and coating the coils.

The work

To keep the working tenants undisturbed, our commercial crew ran a night-shift operation starting Friday evening. We split the floor plate into six zones and connected trailer-mounted industrial vacuums to the rooftop return plenums to pull heavy negative pressure through the trunks. Long-reach air whips and reverse-jet tools traveled the main runs to drive years of dust and carbon off the metal and turning vanes into our containment collectors. Every supply diffuser and return grille was removed, washed, sanitized, and reinstalled to spec.

The result

Static pressure across all three rooftop units returned to baseline, restoring proper airflow to the suites, and cleaner coils and ducts brought peak cooling energy draw back down. The entire job finished overnight, and the offices opened on time Monday morning with no disruption.
