Mold Sanitizing After an AC Leak in Frisco

A Stonebriar home that never lost its musty smell after an AC condensate leak — mildew had settled into the supply runs, and spraying air freshener wasn’t going to fix it.

How the job went

Every project, the same way — look, show, fix, prove.

01

The call

Months after an AC leak was repaired, the musty smell kept coming back every time the system started. The owners had tried filters, purifiers, and candles.

02

What the camera found

The camera found mildew spotting along the first ten feet of the supply plenum and two nearby runs — right where the leak’s moisture had lingered. The rest of the system was clean but carrying the smell.

03

The work

Full Rotobrush cleaning first — treatment only works on clean surfaces — then a mold-killing sanitizing agent applied through the entire supply side, with the plenum treated directly. We also flagged the drain pan for reconditioning to keep the moisture from returning.

04

The result

The smell was gone by the weekend and hasn’t returned. The owners now know exactly where their moisture risk lives — and so does their drain pan.

Questions about this job

What homeowners ask when they see a project like this one — answered straight.

How do I know if my musty smell is duct mold?

If the smell comes and goes with the AC and survives every candle and purifier — the system is the suspect. The camera inspection settles it with photos, not guesses.

Sanitizer sprayed over dust treats the dust, not the duct. Cleaning first is what lets the mold-killing agent actually reach the surfaces where growth lives.

Yes — it’s a professional agent applied by trained technicians, and we walk you through exactly what we use before we start. No perfumes, no cover-ups.

Not if the moisture source is handled — that’s why we traced this one to the old leak’s damp zone and flagged the drain pan. Kill the growth, dry the source, done.

It’s priced as one combined visit — the cleaning plus the treatment through every line. Call with your system details and we’ll walk you through it.
