Not happy? We make it right
WHY IT MATTERS
A lot of Dallas homes don’t have a solid masonry chimney. They have a chase: a wood-framed box wrapped in siding, stucco, or hardboard that hides a factory-built flue. That siding is the only thing keeping weather off the framing inside, and Texas sun, storms, and the odd freeze work it hard. Once it warps, cracks, or pulls away at the seams, water gets behind it, and hidden rot in the chase framing is the expensive problem that follows.
We repair the damaged siding where the structure is still sound, and re-side the whole chase when it has gone too far. Water damage up top often ties back to the chase cover or a failed chimney repair item, so we look at the whole chase, not just the panel you can see. If the flue itself needs attention, a chimney cleaning and inspection sorts that out in the same trip.

Answers to the questions Dallas homeowners ask most about this service.
It’s the framed, sided box that encloses a factory-built (prefab) chimney, common on newer Dallas homes. It looks like a chimney from outside, but instead of solid brick it’s wood framing wrapped in siding, stucco, or hardboard.
It depends on how far the damage goes. A few rotted or loose boards can be repaired. Once the siding is failing across the chase or the framing behind it is soft, replacing the siding is the honest fix. We inspect first and tell you which it is.
It’s more than looks. The siding is the weather barrier for the wood chase. Once water gets behind it, it rots the framing, and that can spread to the roof and ceiling. Catching it at the siding stage is far cheaper than repairing the structure.
Often it’s the chase cover or flashing up top letting water in, and the siding just shows the damage. We look at the whole chase, cover and cap included, so we fix the source and not just the symptom.
We match the material and finish as closely as we can so the chase blends in. On older homes an exact match isn’t always possible, and we’ll show you the closest options before we start.
